Quad City Subdivision Is Now Bank Owned

Eagle Ridge began its development in early 2006 and was completed by the end of that year. The residential building lots were originally listed in December of 2006 and the first recorded sale was June of 2007. To date, 13 of the 32 total lots have sold. At first those numbers seem dismal. After all that's only .35 sales per month, or 4.2 sales per year. Most new developments need many more sales than that to survive the first couple years.
In fact, a developer does not usually begin to make a profit until the development loan is paid off first.

Before I took over the subdivision in February of 2008 as the marketing agent the development had seen a total of 6 lot sales. Since 2/08 I have experienced 8 sales and personally sold 5 of them and have had many recent inquiries. Now that we know what we've had in terms of sales lets analyze what other competing subdivisions have been experiencing.
Since February of 2008 our Multiple Listing Service has had a total of 18 sales in 6 different competing West Davenport/Scott County subdivisions. Now, when you compare those numbers, Eagle Ridge has had 44% of the total lot sales in nearly 2 years. You can see here that our "low" sales is not a matter of Eagle Ridge being any less appealing, the fact is that lot sales between West Davenport and Blue Grass are very slow and have been for quite some time.

I have 2 main points I want to get across with this post. First, despite Eagle Ridge now being owned by the bank it is still a very attractive little neighborhood that has easy access to highway 61 and I280, shopping, downtown Davenport and the Mississippi River. Also nearby are several state and local parks including fishing, swimming, boat ramps and nature trails. The lots in Eagle Ridge are at least .69 of an acre up to 1.4 acres. It is serviced by city water but you only pay county taxes. This is also one of the only subdivisions in Scott County that will allow a detached building.

Second, and perhaps the most important point, is that even with all the amenities listed above we have the most attractive lot prices for what were offering. And don't forget, the remaining lots are bank owned! So if you're considering building a new house I encourage you to take a closer look at Eagle Ridge! You never know what you might pick up a lot for.

Oh, yeah. I suppose I better keep in tune with the theme of this blog by pointing out the possibilities of going green in Eagle Ridge. This subdivision will allow for geothermal (some covenants will not allow it) and there are still many south and north facing lots to allow you to incorporate natural daylighting and passive solar into your new home. The subdivision has been graded to reduce storm water run off and surface flowage easements where used to prevent further land disruption in these areas. Rain gardens are also allowed (some covenants will not allow it).
